The owner of a condo owns the interior and an undivided interest in the exterior and common area.
Plain English Explanation
When you own a condo, you have 100% ownership of the inside of your condo unit, but you have an "undivided interest" in the shared property outside of your condo. What does that mean? Imagine if there was a condo association with 3 members: Amy, Bob, and Carl. Each member owns 100% of the inside of their condo unit, meaning Amy can exclude Bob from her unit while inviting Carl, or vice versa. But outside of the individual units, the members have a shared interest. They don't each own 1/3rd of the shared space. Rather, they all have the right to enjoy all of it.
